A rate quote is real but incomplete: two clients with identical credit can justify opposite structures because their facts differ, not their qualifications. The facts that decide cases sit inside the narrative — a planned relocation, unevenly timed bonus income, a teenager two years from college. Practice extraction explicitly: read the case once, then write each material fact as a labeled constraint. 'Relocates within two years' is a horizon constraint; 'must keep total obligations under a stated ceiling' is a cash-flow constraint. Evaluate loan options only after that list is complete.

This framing explains why the best-looking option often survives every qualification check and still fails: ratios pass, pricing is competitive, and a horizon or liquidity constraint eliminates it. Distinguish constraints from preferences. A constraint eliminates an option outright; a preference only reweights it. When you review practice cases, write one sentence naming the constraint that removed the most attractive option. If you cannot produce that sentence, you matched products by impression rather than by the client's stated situation — the habit the rubric in the final section is designed to catch.

Fixed vs. adjustable: run the horizon and worst-case payment test

Decide with two computations, not a rate comparison: the expected holding period and the fully indexed worst-case payment built from index, margin, and caps. A horizon shorter than the adjustment window changes which option survives.

The fully indexed rate is index plus margin — it, not the teaser start rate, drives payments after adjustment, and the caps define the worst case. Work the labeled example: a $400,000 loan at a 4.5% start rate carries about a $2,027 payment; if the first adjustment hits the 2% initial cap, the rate becomes 6.5%, and on a remaining balance near $364,600 the payment approaches $2,460 — roughly a 21% jump. The planning question is whether the client's cash-flow floor absorbs that worst case, not whether the start payment feels comfortable.

The horizon side is where cases hide their decision. A client who credibly expects to sell or refinance inside the fixed period can fit an adjustable structure; the error is letting the teaser rate decide when the horizon is a plan rather than a constraint. 'Plans to move eventually' is a preference; 'accepted a position requiring relocation by a fixed date' is a constraint. Stress-test both branches: the cost if the client stays past the adjustment and the cost if they leave early. Whichever branch hurts more tells you what to clarify with the client.

DTI and LTV: ratios as interacting limits, not pass/fail scores

Front-end and back-end debt-to-income ratios measure payment burden against income; loan-to-value measures leverage against property value. They interact: a structure that lowers the monthly payment can still raise risk by slowing amortization or enlarging the balance.

Define them operationally. The front-end ratio divides the proposed housing payment by income; the back-end adds all recurring debt obligations. A client with modest housing costs and heavy consumer debt can pass the front-end limit and fail the back-end — the two ratios point in different directions because they count different debts. Structures change them differently too: extending the term or using an interest-only period lowers the housing payment and improves both ratios, even though it slows equity building. That gap between passing the ratio and fitting the plan is what case questions probe.

Loan-to-value is the loan balance divided by property value, and combined loan-to-value when a second lien or cash-out amount is layered on. Equity becomes spendable only through a larger loan, a second lien, or a sale — so when a case says the client wants 'access to equity,' the planning questions are purpose and repayment, not just availability. Also watch amortization speed: many programs permit private mortgage insurance to be addressed once the balance and value support it, and a structure that slows principal reduction postpones that point.

Points and refinance break-even: match the math to the timeline

Discount points are prepaid interest. Cost equals points times loan amount; monthly savings is the payment difference; break-even is cost divided by savings. Compare the break-even month with the client's expected holding period — and with how confident that estimate is.

Scenario: a $300,000 refinance offers a rate 0.5% lower for 2 points — $6,000 — saving $150 monthly, so break-even lands at month 40. The client says she expects to relocate in about two years. The plausible mistake: recommending the points because the monthly savings sound impressive, quoting '$150 back every month' while never dividing cost by savings. If she sells at month 24, she will have collected $3,600 in savings against $6,000 paid — a net loss of roughly $2,400, and points are not refunded at payoff.

The better decision is the no-point option — or, if her timeline firms up, revisiting before locking. The general rule: include every cost that differs between options (points, differing lender fees) in the numerator, and treat the horizon as a range. If she might stay eight years, points win; if two, they lose; when genuinely uncertain, price both and ask which mistake she would rather own. That reframes break-even from a single number into a decision under an uncertain timeline — the form this choice takes in real files.

Prepayment, liquidity, and the equity tradeoff cases embed

Extra principal payments build equity and cut total interest, but they convert liquid cash into illiquid home equity. Weigh prepayment against the client's emergency reserve and any higher-cost debt before treating it as the default safe choice.

Scenario: a client has $500 of monthly surplus, a thin reserve, and a credit card balance costing around 24% APR, and asks about adding $500 monthly to the principal of a 6% mortgage. The plausible mistake: agreeing, because 'paying off the house is always good.' Every prepaid dollar earns a guaranteed return equal to the note rate — 6% — while every dollar sent to the card avoids a 24% cost. The better sequence: eliminate the highest-cost debt, rebuild the reserve to a stated months-of-expenses target, then prepay from durable surplus.

The underlying lesson is that net worth, cash flow, and liquidity are different planning objectives, and maximizing one can starve another. Equity locked in a home cannot be withdrawn quickly in a job loss, which is why reserve adequacy comes first in the decision order. Case answers often hinge on which objective the client actually stated — 'be debt-free by 60' and 'keep payments manageable while the business matures' lead to different structures at identical numbers. Where tax treatment of mortgage interest is relevant, flag it and refer the client to a tax professional.

Documentation and ethics scenarios: when the defensible move is a referral

Documentation scenarios test completeness and consistency — income, assets, liabilities, and explanations that reconcile the file. Ethics scenarios test boundaries: disclose compensation and conflicts, verify rather than assume, and refer tax and legal judgments to qualified professionals.

Read a case file twice: once for the plan, once for the gaps. A stated income that does not match the described employment, a large recent deposit without explanation, or an employment gap is the scenario asking what you would obtain or document — because a payment plan built on unverified income is fragile regardless of how well the structure fits. Practicing this second read changes what you notice: the constraint is often a documentation fact, not a product fact, and the correct move is completing the file before promoting a recommendation.

Ethics scenarios probe boundaries in both directions. When a scenario includes two eligible options with different payouts to you, the test is disclosure — the client should be able to see how you are compensated — not silent steering either way. When numbers tempt you to compute a tax outcome or interpret a legal document, the defensible answer states the planning observation, flags the interaction, and routes the judgment to the appropriate professional. Declining to proceed is sometimes the right answer when the file cannot support the plan the client wants.

Sequence study around cases rather than chapter order: mechanics first because cases depend on them, then constraint mapping, then timed mixed cases with an error log sorted by decision rule. Readiness is behavioral, not a page count.
